• 最近和朋友们一起去了纽约看房,打算过完春节赶紧把房子签了下来。想和大家分享一些适合刚毕业在曼哈顿金融区/华尔街上班的小伙伴们的租房经验~我们主要看的是1b1b户型,月租大概在三四千美金左右,所以介绍也会以1b1b为主。

    I recently went house-hunting in New York City with some friends, planning to sign a contract after the Lunar New Year holiday. I wanted to share some rental tips for recent graduates working in Manhattan's Financial District or Wall Street. We primarily looked at studio apartments, which rent for around $3,000 to $4,000 per month, so this guide will focus on studio apartments.

    🌟 New York by Gehry, NY

    去年暑假实习的时候租的公寓,当时租的studio一个月是3750刀,能望到曼哈顿大桥和布鲁克林。大楼的位置非常好,步行10分钟以内就能到红黄蓝绿各条地铁线。不过1b1b月租大概要4500刀,还是比较贵的。而且如果朝向不好或是住的楼层比较低的话,阳光和视野会被隔壁的楼挡住,算是它唯一的缺点啦。

    I rented an apartment last summer for my internship. The studio cost $3,750 a month, with views of the Manhattan Bridge and Brooklyn. The building's location is excellent, within a 10-minute walk of the red, yellow, blue, and green subway lines. However, at around $4,500 a month, a one-bedroom apartment is quite expensive. And if you live on a bad facing floor or on a low floor, the sunlight and view are blocked by the neighboring building—that's the only downside.

    🌟 20 Broad Street, NY

    这栋楼就在纽交所隔壁,是办公楼翻新成的公寓,所以室内格局有些局促,窗户很小,也没什么阳光。而且健身房在负一层,健身的时候心情可能会不太好哈哈哈。

    This building is right next to the New York Stock Exchange. It's an office building that was renovated into apartments, so the interior layout is a bit cramped, the windows are small, and there's not much sunlight. Also, the gym is on the basement level, so I might not be in a good mood while working out, hahaha.

    🌟 180 Water Street, NY

    这栋楼的位置比较偏,房间面积小,视野也不是特别好。同等价格完全可以在新泽西租到各方面条件都更好的房子。

    This building is located in a remote area, the rooms are small, and the view isn't particularly good. For the same price, you can definitely find a better place in New Jersey.

    🌟 M2, NJ

    我们在新泽西看的第一个公寓,光线很好,价格也适中,在3300刀上下。唯一的缺点是朝南的户型视野会被对面的一幢楼挡住。

    The first apartment we looked at in New Jersey had great light and was reasonably priced, around $3,300. The only drawback was that the south-facing apartment's view was blocked by a building across the street.

    🌟 Monaco, NJ

    这栋楼离地铁站走路只需5分钟,上班真的很方便。窗户比M2大,光线更好。室内格局和M2很像,价格也差不多,但楼没有M2新。

    This building is just a 5-minute walk from the subway station, making it very convenient for commuting. The windows are larger than those in M2, allowing for better light. The interior layout is very similar to M2, and the price is similar, but the building is not as new.

    🌟 The One, NJ

    价格比前两幢楼稍贵一些,好一点的房型大约3500刀,但据说是因为大楼全年不涨价而且室内面积比较大大(750-800ft)所以定价更贵。我们看的其中一个房型是东南朝向的,有一个拐角的(几乎是)落地窗,阳光和视野真的超好。厨房还带一个island,可以平时放食材/做甜点用,真的爱了。唯一的问题是离地铁站比较远,走路要13分钟。

    Prices are slightly higher than the previous two buildings, with better units around $3,500. This is reportedly because the building's prices remain stable year-round and the units are larger (750-800 square feet), leading to the higher prices. One of the units we viewed faced southeast and had a corner (almost) floor-to-ceiling window, which provided incredible sunlight and views. The kitchen even had an island, perfect for storing groceries or making desserts. I absolutely loved it. The only drawback is that it's a bit far from the subway station, a 13-minute walk.

    🌟 VYV, NJ

    这栋楼是2017年造好的,很新,健身房和公共设施看着都让人心情愉快。窗户和光线都很棒,室内还比较宽敞(约740ft),厨房也带island,价格3400刀上下。走路到地铁站6-7分钟,还是挺方便的。但大楼大多数1b1b都是朝北的,朝南的户型放出来很少。

    This building was built in 2017 and is very new. The gym and common facilities are very pleasant to look at. The windows and light are great, the interior is quite spacious (approximately 740 square feet), and the kitchen also has an island kitchen. The price is around $3,400. The subway station is a 6-7 minute walk, which is quite convenient. However, most of the 1b1b units in the building face north, and south-facing units are rare.

    总的来说,如果不是一定想住在岛上的话,新泽西的房子会是很好的选择~性价比会比岛上更高,坐PATH上岛上班也很方便。而且每年还能免4%的城市税。

    Overall, if you don't absolutely want to live on the island, a house in New Jersey is a good option. It's more cost-effective than on the island, and it's convenient to take the PATH to work on the island. Plus, you're exempt from the 4% city tax each year.
